Turnkey means we take full responsibility for everything — from demolition and civil work through carpentry, electrical, plumbing, painting and final furnishing. You get involved in design decisions only; we handle all execution. You receive a complete, move-in-ready home without managing a single contractor yourself.

We prepare a detailed Bill of Quantities (BOQ) before work starts — every item listed with material, quantity and unit rate. Pricing is fixed at contract signing. If you initiate any changes after sign-off, we quote separately before executing. No surprise invoices, no post-work additions.

No — that's the entire point of turnkey. Your dedicated project manager handles daily supervision, quality checks and coordination. You receive weekly photo and video progress reports and are only contacted for key design decisions or stage approvals. Many clients manage their projects entirely remotely.

We conduct a thorough site survey before quoting and flag known risks. If unexpected issues arise during work — such as plumbing damage inside walls — we document, photograph and present options before proceeding. No additional work is done without your explicit approval and a revised quotation.

We provide a 5-year comprehensive warranty on all carpentry and custom furniture, a 1-year warranty on electrical workmanship, and standard civil warranty on all structural works. Branded hardware (Hettich, Hafele) and paints (Asian Paints) carry their own manufacturer warranties on top of ours.
